Fences & Handrails: Repair or Replace?

A fence rarely fails all at once — it leans a little, a post gives up, the gate stops latching. The question we hear most is whether to keep repairing or start over. Here is the honest math we use on our own estimates around Spring and Tomball.

When repair makes sense

When replacement is the smarter money

Do the wiggle test along the whole run. Wood privacy fences in our humidity typically last 10–15 years; the posts rot at the ground line first, from the inside out. If more than about a quarter of the posts are soft, or the rails are pulling away from post after post, you are no longer repairing a fence — you are subsidizing one. Full replacement of a typical wood privacy fence runs roughly $25–$50 per linear foot installed, depending on height, style, and tear-out. Metal handrails that are rusted through at the base, or wooden rails that are split and spongy, are safety items, not cosmetic ones — a rail that fails when someone grabs it is a fall and a liability claim.

Houston specifics

Our soil moves, our rain sits, and both eat fences. Posts set in concrete with the concrete crowned above grade last noticeably longer than posts buried in bare soil. Galvanized or treated hardware matters more here than the pickets do. After big storms, check shared fence lines with neighbors — in Texas, boundary fences are usually a shared cost conversation, and handling it early keeps it friendly.

Not sure which side of the line your fence is on? We will walk it with you and tell you straight — our fence and handrail services cover everything from a single post to a full replacement, and fence work often pairs with the exterior projects in our whole-home renovation guide.

Common questions

In Texas there is no law forcing a neighbor to split a boundary fence, but most neighbors do split it by agreement. Get the agreement in writing before work starts.
Typically 10–15 years for pine pickets, longer for cedar and for posts that were set properly in concrete. Ground contact and standing water shorten it the most.
Yes — treat it as a safety repair, not a cosmetic one. A rail is only there for the moment someone stumbles. If it cannot take a hard grab, it is not doing its one job.
